Method behind the property budget calculator

How a first purchase-price range emerges from your desired instalment, equity and flat-rate assumptions.

What goes into the calculation.

  • net household income
  • desired monthly loan instalment
  • equity you can contribute

How the model works.

01

Step 1

Model annuity = 3.75% interest plus 2% initial repayment.

02

Step 2

From this a rough loan amount is derived: annual instalment divided by 5.75%.

03

Step 3

Loan and equity are adjusted by a flat 10% for purchase-related costs.

04

Step 4

The instalment is also set in relation to net household income.

The amount shown is not an offer. Before searching for a property, a household budget, reserves and several interest-rate scenarios belong in an individual review.

What the figure does not claim.

  • credit and collateral assessment
  • regional differences in additional costs
  • your individual interest rate and fixed-rate period
  • maintenance, modernisation and service charges
  • any loan approval

The output is a non-binding model calculation and not individual financial advice, a guaranteed return or a loan approval.
